An explorer first put the Pensacola Florida real estate area on the map possibly as long ago as 490 years ago to eventually become America's first European settlement. In 1513 Juan Ponce de Leon discovered Florida. In 1516 Don diego Miruelo was thought to be the first to sail into Pensacola Bay. The first trader with the Native Indians is believed to be Alonzo Alvarez de Pineda. Panfilo de Narvaez and Alvar Nunez de Vaca in 1528 with about 240 followers entered Pensacola Bay in search for gold. They returned disappointed and harassed by the local Native Indians. By 1540 Captain Diego de Maldonado returned to pensacola Bay each summer until 1543 in search of survivors from the Hernando de Soto expedition. Finally in August, 1559 Don Tristan de Luna y Arrelano, with 1500 would-be settlers and soldiers, made the first attempt to colonize Pensacola Bay with a permanent settlement. The name it was given at time was Bahia Santa Maria de Filipina. It is believed the settlement was abandoned in 1561. pensacola real estate, pensacola florida real estate

Pensacola Florida History, its Waterfront, and its Real Estate Market

Pensacola got its name from the Panzacola Indians who greeted the first Spanish explorers. Although the Panzacola Indians are now extinct, Creek Indians still live in the area and continue to celebrate their traditions. 

By 1825 the U.S. Navy established its first shipyard which evolved into today's Pensacola Naval Air Station (NAS Pensacola). This location was to lead the Navy into taking to the air and to become the start of Naval Aviation. Today NAS Pensacola is the home of the Blue Angles and a active Naval Training Command. 

Modern Pensacola is the home of over 300,000 in the greater metropolitan area. We boast over 40 miles of Gulf waters with their sugar-white sand beaches. The tourist season is at its height from about May thru September. Pensacola has about 343 days of sunshine with an average high temperature of 77 degrees and an average low temperature of 60.

Milton, Santa Rosa, and the Florida Panhandle. Background and the Real Estate Market.

Milton, the county seat of Santa Rosa County, is located near the center of this western Florida Panhandle county, adjacent to the Blackwater River. The City of Milton is among the oldest cities in Florida, incorporated in 1844 under the Florida Territorial Acts of 1844. In Milton's founding days, the Blackwater River served as the main transportation artery for its timber, lumber, brick, naval stores and ship building industries. Milton's roots go back to the early 1800's when people began settling along the banks of the Blackwater River. In its earliest days, the settlement may have been referred to simply as "Blackwater." The origin of the name Milton is uncertain, but was likely a derivation of "milltown," demonstrating the importance of the lumber industry in the area. Legend has it that the area was also referred to by one of its most irritating features: the brambles and briars that once grew along the banks of the river. Hence, in its early days Milton was referred to as "Scratch Ankle." 

Although among the early cities of the Antebellum South, Milton never developed the plantation economy common among other panhandle cities. Farming remained a relatively minor industry in the area during the 1800's. The reasonably accessible growths of virgin timber led to the development of major timber related industries. Trees were cut and floated down the Blackwater River and its tributary creeks to sawmills in the Milton area. There the trees were cut into lumber for shipment to other areas or use in local ship yards. 

The Civil War represented a major interruption in Milton's progress, as most commercial activities were destroyed during the war to prevent their use by Federal troops. Commercial activities resumed with new vigor after the war, however. In the early 1880's, the railroad came to town, bringing a new dimension to the commercial activities of the area. Soon, railroad tracks extended deep into the forests north of town as timber related industries flourished. Virgin forest lands were cleared and farming also became a major industry. 

As World War II approached, the trees were disappearing and the lumber industry began to decline. But war brought a new industry to the area. With the need to produce trained Naval Aviators, the U. S. Navy built N.A.S. Whiting Field north of Milton. Over time, Whiting Field, and its associated out lying fields, became the preeminent training facility for Naval Aviators, and a vital part of our community. 

Census estimates put Milton's population at over 8,000 residents for the five square mile city. Milton has a Council - Manager form of government. Manufacturing, farming and the military are now the major industries of the area. Milton is a vital, progressive city that is still able to maintain the fine balance between small town charm and modern urban life. While the growth in new housing continues, historic preservation remains important, as exhibited in the City's Downtown Historic District. Large live oak, pine and magnolia trees provide shade and beauty. In the late winter and early spring, almost every yard is ablaze with the colorful blooms of the azalea and the camellia. 

Today, boating and water sports on the Blackwater River are popular. In 1980, the Florida Legislature declared Milton the "Canoe Capital of Florida." The new Blackwater Heritage Trail, following the route of the old Florida-Alabama Railroad, provides exceptional walking, jogging and hiking opportunities. Milton's Riverwalk Park is the site of several special events, including the annual Riverfest Fourth of July Celebration and the Riverwalk Fine Arts Show. In November of each year, the Santa Rosa Historical Society sponsors its annual Depot Day Celebration, held at the old Milton L & N Depot, which was restored by the Historical Society and is occupied by the Northwest Florida Railroad Museum depicting Milton's railroad history..
